Do I need to attend closing/settlement?
No, you don't need to attend. Your commission check will be disbursed at closing. We can arrange for the check to be mailed or you may pick it up at the closing office.
How long does my client registration last?
Your client registration lasts 90 days from the time of their first visit! You may extend this registration by re-registering your client prior to the expiration date.
Do I get paid on the total sales price?
Yes, you get paid on the total sales price which includes the base price and any additional upgrades made by the buyer.
Do you allow contingencies?
Yes, we allow contingency contracts. However, we may require the removal of the contingency before we start building.
How much is the deposit?
We require a $1,000 deposit for lot reservation and 5% at the time of contract.
Do you pay for closing costs?
Yes, we will pay all closing costs for inventory homes and a varying percentage of the sales price in closing costs when using a preferred lender for custom-build homes. Ask site agent for details.
Do your lenders charge points?
No, our preferred lenders do not charge points. We've made certain that our lenders are fair and competitive. Any discount points are only at the request of the buyer.
Can buyers see the design center before purchasing?
Yes, we welcome buyers & agents to see our wide customized selection in cabinetry, flooring, tile, fixtures, countertops, carpentry/trim/crown molding. It's a great way to "WOW" your buyers with all the potential ways to customize their dream home!
Will you personalize your floor plans?
Yes, we will customize as much as we can to the buyer's taste and preference. We move structural walls, make additions, deletions, move rooms, enlarge rooms... we can do it! Not many builders can say that!
Will you build on my buyer's vacant land?
Yes, and we will pay full commission on the contract to build the home!
